You’ve negotiated a sale price with the buyer and agreed to a closing date but then – a glitch – the buyer’s home inspector exposes an unexpected problem. Suddenly, you are back at the negotiating table or even worse the deal is dead.

Most home sales include a buyer’s inspection before closing. This inspection can bring issues to light that need to be resolved before the sale can be finalized.

By having an inspection done before you list the home and either making the repairs or disclosing the issues you can avoid worry and costly renegotiations. When you know what repairs are needed, you can choose to do them or get quotes to show expected costs.

These quotes will show considerable savings over the inflated quotes of the buyer’s Old Uncle Fred or quotes obtained under the pressure of a pending deadline. Most of all it allows the seller to control the negotiations.

  • Listings that have been on the market for 6 months or more
